August 2025 Trends: Chicago MLS Metro (Benchmark) vs. City Neighborhoods
Every week we share a quick snapshot of the entire Chicago metro area across all price ranges to our email list. Once a month, we take it a step deeper with a neighborhood breakdown in the areas where our team works most often. Below you’ll find the latest numbers, charts, and our takeaways.

We compared median home prices across the full Chicago metro (all city / suburbs included, the benchmark) with three downtown-adjacent neighborhoods:
• Near North Side (Streeterville, River North, etc.)
• Near West Side (West Loop, Fulton Market, River West)
• Lincoln Park

Here’s what stood out:
• The broader Chicago metro area saw steady, mid-single-digit growth in 2024 and 2025.
• The denser neighborhoods near downtown (Near North and Near West) were flat in 2024, then bounced back with modest growth in 2025.
• Lincoln Park outperformed, showing consistent resilience.

Takeaway: Buyers are leaning toward less dense areas, and high-rise-heavy neighborhoods are still adjusting. This trend may be tied to slower return-to-office patterns in the business district, although we cannot confirm this.

Market Time (Days on Market)
• Across the entire metro, homes averaged 44 days on market over the past year, up slightly from 41 last year, but below 46 in 2023.
• In contrast, Near North Side listings averaged 97 days.
• Near West Side and Lincoln Park homes moved much faster, showing stronger demand.

Takeaway: Less dense city neighborhoods continue to fare better than the high-rise-heavy Near North Side.

Months of Supply (Inventory vs. Monthly Sales Pace)
• The metro area, Lincoln Park, and Near West Side are still closer to a Sellers’ Market.
• Near North Side has improved since 2024 but remains tilted toward a Buyers’ Market, but improved through August 2025.

Takeaway: The overall Chicago market appears stable, but there are clear differences between high-rise neighborhoods and less-dense areas.

This metric shows how much homes are actually selling for compared to their last listed price:
• Near North Side: biggest price cuts, though improving from last year.
• Lincoln Park: sales close on average above asking price through August 2025.
• Near West Side: slight declines in 2025 compared to last year.
• Overall metro: stable.
